Your first property visit: a practical checklist

Prepare before you arrive

Read the listing once more and note every fact you want to confirm: area basis, floor, facing, parking, furnishing, availability, maintenance, and the terms that matter to your decision.

If possible, visit with the people who will use the home. Carry a phone charger, a short question list, and permission before taking photos or recordings.

  • Save the listing and promised inclusions for comparison.
  • Plan a route and enough time for the home and its surroundings.
  • Write down the top five questions before the visit.

Inspect the home and the building

Look at natural light, ventilation, signs of dampness, doors and windows, water flow, electrical points, storage, mobile connectivity, and the condition of fixtures. Notice whether the layout works with your furniture and routine.

Check the entrance, lift or stairs, parking, common areas, waste handling, security arrangements, and visible maintenance. Listen for noise at different points instead of judging the home from one room.

Walk the neighbourhood and close the loop

Walk the approach road and look at access, traffic, drainage, nearby construction, public transport, shops, schools, healthcare, and the feel of the area at the time you expect to travel.

After the visit, record what was confirmed, what remains unanswered, and what the next step is. Ask for important corrections in writing before comparing the home with another option.

Verify before you act

A visit can reveal practical issues but cannot confirm every ownership, approval, measurement, or agreement detail. Use this as a starting checklist and obtain independent professional advice for the checks relevant to your transaction.
