Preparing a property listing that works

A practical owner checklist for presenting the right facts, protecting personal information, and making enquiries easier to handle.

Marketplace guide

A concise starting point from Elite properties for a better property conversation.

5 min read · Updated 2 Aug 2026

Lead with accurate facts

Start with the facts a serious buyer or renter needs to filter: property type, locality, approximate area, price or rent context, availability, furnishing, parking, access, and the best way to arrange a visit.

Use a precise location without exposing private details that do not need to be public. If a fact is not confirmed, leave it out or describe it as something the interested person should confirm.

  • Property type, area, locality, and availability
  • Sale or rental intent, price or rent context, and included items
  • Access, furnishing, parking, photos, and a safe enquiry route

Make the visit informative

Use clear, current photos that show the property honestly. Mention practical details such as floor, lift, water, power backup, access, maintenance, and nearby conveniences only when they are accurate for the property.

Prepare the documents and answers that a genuine enquirer may ask for, but share sensitive records selectively and through a channel you trust. Arrange visits with reasonable safety and privacy boundaries.

Keep the listing current

Update the listing when the price, availability, photos, contact person, project stage, or important property fact changes. Remove or pause it when the property is no longer available.

Respond with the next useful step: a visit, a missing fact, a document discussion, or a clear indication that the property is not a fit. Do not ask an enquirer for passwords, one-time passwords, or unnecessary financial information.

Verify before you act

A clear listing helps discovery but does not replace the checks a buyer, renter, or professional adviser may require. Share only information you are authorised to publish and keep the record current.

Quick checklist

  • Check every public fact before submitting the listing.
  • Use current photos and avoid private or identifying information in the description.
  • Keep ownership or representative authority ready for the relevant conversation.
  • Set safe boundaries for visits and document sharing.
  • Pause or update the listing as soon as its status changes.
